- Our Tenant Introduction & Let Only Service is designed to find you a tenant and then set up your tenancy. From the commencement of the tenancy, the day to day running and responsibility of management will then pass to you.
- Our Let & Rent Collection Service is designed for the landlord who needs a specialist letting agent to negotiate the best terms on his behalf and collect the rent throughout the tenancy but does not require a full property management service.
- Our Full Management Service provides in addition to collecting the rent, regular checks and reports of property and tenants, transferring of utilities, keeping all certificates up to date, liaising with your tenant and maintenance carried out on your behalf with your instruction at trade to enable you to be hassle free.

With regular viewing feedback, we strive to ensure you maximum exposure to the property market thus achieving the right price in the shortest possible time.
A principal function of a letting agent is the identification and referencing of a quality tenant. With use of credit referencing companies, we will verify prospective tenant employment and financial status. Full referencing will include a credit search, IVA, and bankruptcy in addition to anti-fraud checks and verification of landlord and employer references.
Our Tenant Introduction & Let Only Service is a one-off payment of 2 weeks of the first months’ rent payable once the tenant is in situ. For this fee, the landlord will receive all the following.
- Rental valuation of the property
- Advertise the property with Zoopla and Simply Homes Group website.
- Arrange and attend viewings and provide the landlord with regular updates.
- Advise the landlord of potential tenants.
- Upon landlords’ approval, apply for fully comprehensive tenant referencing.
- Supply tenancy agreements.
- Advise tenant(s) of the procedure for registering with utility suppliers and issue the properties EPC and Gas Safety Certificate.
- Collect deposit and advance rent.
- Forwards all documentation to the landlord.
- Forward all agreed payments to the landlord and supply first month statement.
Once the tenant(s) have moved into the property, the management and rent collection becomes solely the responsibility of the landlord.
Our Let & Rent Collection Service is deducted as a monthly charge; and a one-off payment of 2 weeks of the first month’s rent is payable once the tenant is in situ. This service, the landlord will receive the following:
- Rental valuation of the property
- Advertise the property with Zoopla and Simply Homes Group website.
- Arrange and attend viewings and provide the landlord with regular updates.
- Advise the landlord of potential tenants.
- Upon landlords’ approval, apply for fully comprehensive tenant referencing.
- Supply tenancy agreements.
- Advise tenant(s) of the procedure for registering with utility suppliers and issue the properties EPC and Gas Safety Certificate.
- Collect deposit and advance rent.
- Forwards all documentation to the landlord.
- Forward all agreed payments to the landlord and supply first month statement.
- Arrange monthly rent collection and remit to landlord (after deductions).
- Chase and pursue any late/missed rental payments and if necessary, providing advice on any arrears.
- Supply monthly statements to the landlord.
- Filter calls from tenant to landlord.
Our Full Management Service is charged as a monthly fee and a one-off payment of 2 weeks of the first months’ rent payable once the tenant is in situ. This monthly charge can be negotiable, dependent on multiple properties be fully managed by Simply Homes Group. In receipt of these fee's the landlord will receive the following:
- Rental valuation of the property
- Advertise the property with Zoopla and Simply Homes Group website.
- Arrange and attend viewings and provide the landlord with regular updates.
- Advise the landlord of potential tenants.
- Upon landlords’ approval, apply for fully comprehensive tenant referencing.
- Supply tenancy agreements.
- Advise tenant(s) of the procedure for registering with utility suppliers and issue the properties EPC and Gas Safety Certificate.
- Collect deposit and advance rent.
- Forwards all documentation to the landlord.
- Forward all agreed payments to the landlord and supply first month statement.
- Check in tenants, Issue, and hold keys.
- Read utility meters and registers tenant(s) details with the suppliers. (Gas, Electric and Council Tax)
- Register the deposit with the DPS (Deposit Protection Scheme) and provide the tenant(s) with the Deposit Certificate and Prescribed Information, as required by law.
- Quarterly Inspections carried out with written reports supplied to the landlord.
- Take all calls from the tenant(s) 24 hours a day.
- Maintain the property and arrange any repairs that may arise during the tenancy, using our maintenance team (The landlord will always be consulted before any repair works go ahead).
- Arrange check out and liaise with the landlord for re-letting.
