Inventory Supply both tenant and landlord with an Inventory and Schedule of Condition of the property, and its contents with photographic evidence
Electrical Safety Certificate Renewal of an expired Electrical Safety Test carried out by one of our Registered Electricians
Tenant Finder's Fee We will market your property accordingly to match your property to any suitable applicant that we may have, accompanying all viewings of the property. We will conduct thorough referencing of any potential applicants and obtain credit checks, employer and landlord references, together with proof of current address, proof of identity, confirmation of their right to reside in the UK, and bank statements. Registration of the tenants deposit with the DPS (Deposit Protection Scheme) and provide the tenants with the Deposit Certificate and Prescribed Information. We then prepare the initial Tenancy Agreement between both parties and sign the Tenancy Agreement on your behalf
Additional Tenancy Agreement To replace and lost of damaged agreements
Check Out fee Once the tenancy has ended, arrangement with the tenants will be made to meet at the property to check to properties condition and negotiate (where necessary) the deposit.
Gas Safety Certificate Renewal of an expired Gas Certificate (yearly) by our registered gas safety engineers.
EPC (Energy Performance Certificates) Renewal of an expired EPC carried out by our EPC registered company
Additional Property Visits (Non Managed) To attend for specific requests from the landlord such as neighbour disputes or maintenance linked visits etc.
Obtaining Contractor Quotes When repairs are needed at a property we will not change to gather quotes from our specialist team.
Professional Cleans Charged hourly, where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
